Hotel Feasibility Study

A hotel feasibility study assesses the viability of a hotel project by analyzing it's location, macro- and micro economic market conditions, potential customer demand, competitors, legal considerations, risks and most importantly financial viability. Its primary goal is to determine based on data if there is a market need for the hotel and as a result the project or investment is profitable, based on a Net Present Value calculation. The outcome reports the expected financial results, hence is deciding whether to proceed with the hotel project or not. The hotel feasibility study can be a greenfield (previously unused land) or brownfield (constructed land) project.

Valuing a hotel is more complex than other types of real estate because it depends on multiple variables such as the business performance of the hotel, the brand value, the state of the building and even hedonic factors in some cases. Each hotel is unique in that sense. The methods to perform a hotel valuation are based on the expected future cashflows, a comparism to other hotel valuations and the key hotel performance indicators. The result is a recommended price and a price range with a minimum and maximum price.
